Floor plan review service — interior designer Dandenong Ranges, Melbourne east

Floor Plan Review - Dandenong Ranges, Yarra Ranges & Melbourne East

Smart Design • Clear Plans • Beautiful Results

Something not quite right with your home's layout? As an interior designer based in the Dandenong Ranges, I review your existing floor plan and create a new design that improves how your home flows, functions and feels, so you have clear direction before you spend a cent on drafting or building.

Why work with an interior designer for a floor plan review?

Most builders and drafts people focus on construction and documentation, not design. Here is what an interior designer brings to your floor plan:

• Focus on how a home functions day to day, ensuring the layout supports natural movement, storage needs, zoning, and the way you actually live.

• Can identify issues early, before they become costly mistakes. For example pinch points, poor sight lines, awkward spaces, bad storage, and circulation issues that builders may not flag until it is too late.

• Consider the home holistically, evaluating light, furniture placement, long-term use, and how all elements work together to create a cohesive, well-balanced space.

Whether you are in the early stages of considering a renovation, want to rework your home's floor plan, or are preparing your home for the future, a floor plan review can reveal your home's opportunities and potential.

As an interior designer, I will:

• Provide independent advice focused entirely on your home and how you want to live in it, now and in the years ahead.

• Provide design drawings that you own, allowing you to communicate clearly to your draftsperson or trades.

• Give you confidence and clarity before you start spending money on drafting or renovations.

Clear plans lead to a smoother build and fewer costly mistakes

We engaged Max to help redesign the layout of our kitchen and dining area, and we couldn’t be happier with the result. Her exceptional spatial awareness gives her the ability to transform dysfunctional floor plans into cohesive, well considered spaces. What was previously a series of disjointed rooms is now a perfectly functioning open plan space for our family to gather. It has changed the way we live in our home, improved the natural light and given us greater storage capacity. We could never have achieved this outcome without her incredible vision and design sense. We highly recommend her services!

Below are some frequently asked questions about my floor plan review design service.

FAQ’S

Do I need this floor plan review service if I already have a builder or a draftsperson?

Yes, A draftsperson's role is to document your construction plans; they focus on technical drawings rather than design. A builder's job is to build and construct, and whilst they may have some ideas, they don't always consider all the design considerations.

My Floor Plan Review service ensures your layout is functional, well planned, and aligned with how you live before anyone starts drafting or building.

By resolving the layout first, you avoid costly changes later and give your draftsperson a clear, cohesive design direction. This removes guesswork, speeds up their process, and helps you receive accurate quotes and documentation from the start.

How much does this floor plan review service cost?

Pricing for this service is based on the square metre size of your home. Please see pricing below;

Under 100 sqm - $798.00

Under 200 sqm - $1,358.00

Under 300 sqm - $2,118.00

Under 400sqm - $2,998.00

Over 400sqm - contact for custom pricing

If you only want part of your floor plan reviewed, or if it exceeds 400 sqm, Interior plans will provide a custom price.

How long does this service take?

After booking this service, you will receive a short project brief to complete and return to interior plans.  I will be in contact within two days and schedule a call to go over further details.  After this discussion, I will develop a concept floor plan within 1-2 weeks and then schedule a Zoom meeting to discuss it.  From here, I will refine the floor plan, if applicable, and forward it to you within 1-2 weeks.

What if I already have some plans that I have sketched or received from my draftsperson or builder?

I can still help! To be honest, I generally get people coming to me after they have received plans from their builder or draftsperson, and my clients feel like something isn't right or want assurance that the plan will work. Whatever stage you are at, I can help you.

How can you design my floor plan without visiting my home?

Floor plans are the language I work in, and I specialise in understanding how to improve them. With a detailed brief and your existing floor plan, we can accurately assess your layout, flow, room proportions, and design challenges.

The process is collaborative; I will ask targeted questions, explore options with you, and guide you through the decisions that reveal what you truly need. This allows us to create a functional, thoughtful layout without being on-site.

Can these plans be used for construction?

No, my drawings are design drawings only, and whilst they can be referred to by trades and for furniture layout, general, door, wall and window locations, they do not provide construction details.  After the review, you can take the plans to a draftsperson for documentation and council submission, or I can assist with one of the trusted draftspersons I have worked with.  A builder could use these concept floor plans to provide an initial price estimate.

Do you work with clients outside of Melbourne?

Yes, I am based in Ferny Creek and work with homeowners across the Dandenong Ranges, Yarra Ranges and Melbourne's east — (Belgrave, Emerald, Sassafras, Monbulk, Cockatoo, Selby, Olinda, Kallista)

This is a Virtual design service; however, if you require an in person meeting, this can be arranged.  Please get in touch with me to discuss.
